Collect your key from the Smart Rentals office at 2301 S. Big Bend Blvd. (Mon-Fri, 9 AM – 5 PM). Bring proof of identification and pay a $25 fee. Delivery: Have it delivered within 4 hours to 1 business day for $75.
Smart Rentals reserves the right to require the pet be removed or terminate tenancy if any part of this policy is violated.
Smart Rentals is responsible for pest control for the first 30 days of a lease only. Multi-family units are treated quarterly in the public areas only.
BED BUGS
Bed bugs are very hard to kill and some experts report that bed bugs are reaching near epidemic levels in certain cities and areas in the United States. Tenants are required to take care of bed bugs, and are required to report bed bugs immediately to the Smart Rental.

NO SMOKING. “Smoking” means inhaling, exhaling, burning, or carrying any lighted or heated cigar, cigarette, pipe, or any other tobacco or plant product intended for inhalation. This also includes hookahs and marijuana. “Smoking” also includes the use of any natural, synthetic, or electronic smoking device which creates a vapor or aerosol of any kind. Landlords are not required to permit marijuana smoking on the premises even if a tenant possesses a medical marijuana card.
If you experience a water or sewer backup (toilet, sink, basement drain, shower), follow these simple steps immediately:
1. Stop Using Water:
Do not use any water. Continued use can cause flooding and damage.
2. Report Immediately:Open a maintenance task right away on the Smart Rentals Tenant Portal.
3. Wait for Plumber:Smart Rentals will quickly send a plumber to clear and fix the blockage.
To keep your heating and cooling systems running smoothly and avoid repair costs, please follow these rules:
Replace Air Filters: Change the filter at least every 3 months. If you smoke indoors or have pets, replace it more often.
TKeep the Outdoor AC Unit Clear: Remove weeds, grass, leaves, and trash around the unit. Do not block the airflow with furniture, curtains, clothing, or trash
Check Thermostat Batteries: Check and replace batteries as needed.
IIf Your AC or Furnace Stops Working: Turn the unit OFF and leave it off for 1 hour. Then turn it ON again. If it still doesn’t work, open a maintenance ticket in the portal.
Important: If damage or a service call is caused by not following these steps, the tenant will be charged for the repair.
