Smart Rental Policies

• Rent is due on the first of the month

• On the 6th - 14th day of the month, a $50 late fee is added to your rent

• On the 15th day of the month, a $75 late fee is added to your rent and you will be given an Eviction notice

Smart Rentals is responsible for pest control for the first 30 days of a lease only. Multi-family units are treated quarterly in the public areas only.

BED BUGS
Bed bugs are very hard to kill and some experts report that bed bugs are reaching near epidemic levels in certain cities and areas in the United States. Tenants are required to take care of bed bugs, and are required to report bed bugs immediately to the Smart Rental.

• REPORT TO SMART RENTALS IMMEDIATELY!
• Smart Rentals will complete the remediation.
• Tenants must vacate the property for 24 hours during treatment.
• There will be a charge.

1. We want you to receive your deposit back, so please give us 60 days notice in advance that you are planning to move out.

4. The remaining security deposit will be mailed to your new address within 30 days of the move out inspection.

• Maximum of 2 pets under 50 lbs.
• One time, non-refundable fee of $300 per pet.
• All pets must be current on shots, licenses and tags according to all local requirements.
• All dogs must be on a leash when outside of the apartment.
• Small animals must be appropriately caged.
• Pet waste must be cleaned up both indoors and outdoors.
• The tenant is responsible for any damage the pet has caused.

Smart Rentals reserves the right to require the pet be removed or terminate tenancy if any part of this policy is violated.

• No BBQ pits of any kind are allowed on or under balconies and decks.
• Tenant is required to have fire extinguisher.
• Gas Grill ONLY: Tenant must purchase The Original Grill Pad for use underneath.

We like to help our tenants. If you need any information or paperwork above and beyond a lease agreement like a copy of any documents or a new lease agreement. Smart Rentals will charge $75 per hour for any work that needs to be done with 1-hour minimum.
